A planned development rather than an old neighbourhood, and it feels like one.
The streets are paved and lit, the blocks are new, and most of what you rent here is an apartment with a kitchen rather than a hotel room. There is a small commercial strip with a supermarket, cafés and restaurants, which is more than the beach road has and less than the town.
What that buys a visitor is space: two bedrooms, a pool in the block and somewhere to cook, for less than a room on the strip. What it costs is atmosphere — there is nothing to stroll to after dinner, and the area empties out at night.
Getting about from here
Ten minutes by bicycle to the town, fifteen to twenty to the sand, and the cycle route to the beach joins the main road partway — which is fine by day and dark at night. Scooters are common here for that reason, with the caveat that most travel insurance excludes them. Parking is the easiest of the four areas, which matters if Cobá or Sian Ka'an is on your list.

Families, for the kitchen, the pool and the quiet. Stays of a week or more, where the beach-road premium compounds into real money. Anyone with a hire car, because parking here is trivial and parking on the strip is not.
